When you need this permit
- A building permit is required for any commercial or industrial building or structure under NMC 15.08.020(a), which does not distinguish by occupancy
- Plans must comply with the 2018 International Building Code, chapters 1 through 33 and appendix chapter 1, adopted by reference at NMC 15.04.020, as locally amended
- Planning Board approval is required before SAFEbuilt plan review begins for any structure over 120 sq ft; paperwork must be submitted to Town Hall at least 6 days before the Planning Board's first-Thursday-of-the-month, 6:00 p.m. meeting, and the applicant must personally attend or the request is tabled to the following month
- One set of plans (site plan, floor plan, and structural/electrical/mechanical/plumbing plans as applicable) submitted to the Town Clerk's Office or emailed to kendra.minch@townofnunnco.gov, marking 'Commercial/Industrial — Shell Only' or 'Tenant Finish' under Proposed Use on the Building Permit Application
- Once returned from SAFEbuilt, the Town emails an invoice with assessed fees; payment and authorization must be complete before work may begin
- All inspections are performed by SAFEbuilt, not the Town; the owner/contractor is responsible for scheduling inspections directly with SAFEbuilt
- A commercial structure that lacks a permanent heating system, insulation, or year-round usable plumbing is carved out as its own exception to the 'low energy buildings' provision of the Town's adopted energy code (2012 IECC, NMC 15.04.140, amending IECC section 101.5.1 to add this exception)
