- Detached accessory structures 200 sq ft or less with no electrical, plumbing, or mechanical connections do not require a building permit, but Planning and Zoning approval of location is still required
- Cover sheet, site plan, and construction plans (floor plan, foundation plan, framing/deck plan, cross-section, elevations, energy code compliance, electrical/mechanical/plumbing plans as applicable) required per the Residential Addition or Remodel checklist
- Structural plan and calculations, truss calculations/layout, soils report, ResCheck, and Manual J/S/D load calculations required based on project scope
- Demolition plans required separately from new-construction plans when the scope includes demolition; existing, new, and remodeled areas must be clearly identified on the plans

Tips
- Residential additions/remodels fall under the City's general 'Residential' A.R.S. § 9-835 timeframe (25 administrative + 65 substantive staff review days = 90 overall) — the same track as new construction, since the fee schedule and checklists do not publish a separate faster timeframe specific to additions.
- Detached accessory structures 200 sq ft or less with no utility connections skip the building permit, but Planning and Zoning approval on siting is still required.
- The FY 2026-2027 schedule replaced the former $35.00-capped plan review for minor existing-R-3 work with flat permit fees for residential covered patios, gazebos, and carports ($140.00 for over 200 to 500 sq ft; $280.00 for over 500 sq ft); full new construction still carries the 65%-of-permit-fee plan review.
