Commercial Building Permit (New Construction / Additions) in Firestone, Colorado
Required for new commercial buildings and additions thereto in Firestone. Reviewed under the 2018 IBC as locally amended by Ordinance No. 1029 (the 'Firestone Building and Construction Code'), with the 2023 NEC for electrical scope. Firestone publishes a dedicated Commercial Permit Submittal Checklist (REV 03.25) distinct from residential submittals, and a separate 2026 Non-Residential Fees sheet covering water tap, impact, and use-tax charges layered on top of the standard valuation-based Building Permit Fee. All plans must be stamped by a Colorado Licensed Architect and Colorado Registered Engineers. When you need this permit
- All plans, specifications, and calculations must be stamped by their respective design professionals (Colorado Licensed Architect and Colorado Registered Engineers), per the Commercial Permit Submittal Checklist (REV 03.25)
- All General, Mechanical, Plumbing, Electrical, and Sub-Contractors must be listed on the permit application AND licensed with the Town of Firestone as a condition of permit issuance
- Total building valuation must be provided in addition to the total electrical valuation; detailed bids may be required if the Building Official deems valuations inaccurate for the proposed scope
- Site-specific soils report required; structural design criteria must include ALL information required by 2018 IBC 1603 (wind speed/exposure, snow loads, seismic design category, soil-bearing data from a geotechnical engineer, etc.)
- Civil package required: dimensioned site plans, grading and drainage plans, utility plans, and accessibility plans/details
- Architectural code analysis required covering occupancy classification, construction type, sprinkler/fire alarm status, allowable height/stories/area, egress, accessibility (IBC Ch. 11), energy code compliance path, and life safety/egress plans per IBC 107.2.3
- IECC compliance path documentation prepared by the designing Architect
- Separate submittals must be made to the Frederick-Firestone Fire Protection District (Steve Iacino, Asst. Chief of Planning, 303-833-2742 / 720-526-6583) and St. Vrain Sanitation District (303-776-9570) — multi-family and all commercial projects require fire district approval
- Sewer tap receipt from St. Vrain Sanitation required at time of permit submittal for new commercial; receipts from Little Thompson or Left Hand Water District required if the project is in those districts
- Kitchen hoods, woodworking dust-collection systems, and spray/paint booths require additional engineered plans/shop drawings, with paint booth plans submitted to both the Fire Department and Building Department

- Budget well beyond the building permit fee itself: new commercial projects also owe impact fees ($2,103.54-$7,994.83 per 1,000 sq ft depending on use category), use tax (2.6% of half the valuation), water tap and meter fees, and a $150 commercial administration fee.
- Three separate submittals are required — Town Building Division, Frederick-Firestone Fire Protection District, and St. Vrain Sanitation District each have their own submittal requirements, and proof of sewer tap purchase must accompany the Town permit submittal.
