One and Two Family Building Permit in Jackson, Wyoming
Required to construct any new one- and two-family dwelling, accessory building, addition, alteration, or repair in the Town of Jackson. Governed by the 2024 IRC. All submittals are electronic to townbuilding@jacksonwy.gov; no over-the-counter permitting.

When you need this permit
- A WUI permit number (from Jackson Hole Fire/EMS via SmartGov) must be obtained and entered on the application BEFORE submitting for the building permit — effective Jan 1, 2025 this applies town-wide
- Grading information (Statement Level or Plan Level per LDR Sec. 5.7) submitted with the building permit application — no separate grading permit for most residential scopes; Plan Level projects require a Grading Pre-Application and a professional engineer/landscape architect
- Floodplain Development Permit required if site is in a Special Flood Hazard Area (SFHA); elevation certificate (FEMA Form 3067-0077) required for structures in the 100-year floodplain
- Fire sprinklers required for structures 5,000 sq ft or larger
- Road access permit from WYDOT or Teton County Road Department required if accessed by a state or county road outside Town jurisdiction
- Certificate of Occupancy required before occupancy — final inspection by the Building Department
- Compliance with Town Land Development Regulations (LDRs) must be demonstrated (setbacks, FAR, height, parking, housing mitigation, design review) in addition to building code compliance
- Retaining walls/facings over 48 inches (measured from bottom of foundation) must be designed by a Wyoming-registered professional engineer

Conducted by Jackson Hole Fire/EMS Electrical Division; required combination Rough Gas/Rough Plumbing/Rough Mechanical/Framing inspections can only be scheduled after a passed Rough Electrical inspection

Tips
- The WUI permit is a hard prerequisite: 'The Building Departments will not accept your permit submittals without having received a WUI review and permit number' — apply to Jackson Hole Fire/EMS via SmartGov before applying for the building permit.
- The Town does NOT accept paper/hard-copy submittals or in-person over-the-counter permitting — everything is electronic (email to townbuilding@jacksonwy.gov for building; SmartGov portal for trade permits).
- Inspections are scheduled by calling the Inspection Hotline (307-733-0520 ext. 1351), NOT through the SmartGov portal, even if the permit itself was obtained there.
- Grading information is submitted WITH the building permit application — Jackson does not require a separate grading permit for most residential scopes (only Plan-Level grading triggers a separate Grading Pre-Application).
- A refund of 80% of the building permit fee is available if no work has begun and a written refund request is made within 270 days of issuance; no refund after day 270, and the plan review fee is never refundable.
